7 Lessons From Quinn Fukawa on Content and Grit
Quinn Fukawa co-founded Quant and the 100, a global community of early-stage startup founders, and sells residential real estate in Phoenix. He came on the first in-person episode of the podcast to talk about how one video built his community overnight and what eight months of building has actually taught him. 1. One video can change everything, so take more shots
Quinn and Antonio posted regularly for months with little to show. Then one November video blew up while they slept and brought in 100+ applications by the next day. You cannot predict which post breaks through, so the only move is volume plus a sharp idea.
"We kinda went to sleep and it blew up overnight. I expected ten, twenty people. It was at a hundred. I was like, what the heck?"

2. Be the Phoenix guy before you try to be anything bigger
Quinn's point on niching is that you cannot be "a real estate agent." You have to own a sub-niche and a location first, then branch out. Broad gets ignored. Specific gets remembered.
"You target a sub niche and then you go to the next big niche. After you cover that entire niche, you keep growing."

3. Content is a funnel, not a trophy
Most real estate agents make content to prove they are working, a house tour, a closing post. That only speaks to the 1 to 5% already ready to buy. It ignores the people who do not even know they have a problem yet, which is where the real volume is.
"They're catering towards the 1 to 5% of people who are bottom of funnel, instead of middle funnel and top of funnel people."
Good content moves someone from unaware to problem-aware. That is the whole point of a social media marketing funnel.
4. Beware shiny object syndrome
Real estate has a 70 to 80% first-year dropout rate. Quinn blames how multifaceted it is. Mortgage, escrow, appraisers, investors, every party has a stake in pulling you their way, and chasing all of it at once is how you burn out.
"Real estate has one of the biggest attrition rates of any job. Shiny object syndrome is so easy to fall into."

5. Win by doing the thing nobody else is doing
Real estate content is oversaturated, the same way food content is. Quinn calls it a game where the bar keeps rising: someone does drone shots, then everyone does drone shots. The only way out is to find the angle nobody has copied yet.
"If you're able to tap into that side of content creation and understand the nitty gritty of every video on the micro and macro level, it's beneficial to anything you do."

Quinn is eight months in and says he is nowhere near where he wants to be, and he means it as encouragement. You overestimate what you can do in a day and underestimate what you can do in a year. Grit is the actual skill.
"Things take 3x longer than you expect. It's a game of grit, biting down on the mouthpiece and taking the punches. I'm eight months in and nowhere near where I want to be."
